Occupation of Residential Properties
Getting a rental property occupied with clean, responsible tenants requires a consistent, HUD approved, application process and a reliable method of checking applicant credit, rental history, employment, and personal references.
We complete credit, criminal background, a social security number trace, employment verification and rental history of everyone that applies to rent your property.
We negotiate lease terms and use attorney approved lease documents, ensure utilities are transferred to tenants upon occupation of the property, and collect adequate security deposits before allowing the tenant to occupy the property and all monthly rents are collected by the 5th of the month.
If pets are approved for a property, we collect an additional security deposit.
We also provide a tenant finder service, tenant screening, and a consulting service for owners who want to self-manage their property.
Tenant Screening
We believe that tenant screening is one of the most sensitive and critical aspects of property management. Federal Fair housing and State laws have strict laws that prohibit discrimination of tenant applicants. For this reason, we process all applications exactly the same each and every time and follow HUD requirements without exception.
All applicants are required to pay an application filing fee.
We screen all applicants for credit and verify employment. We review rental history, including any previous evictions. We check for criminal background and conduct a social security number trace and follow-up on personal references provided by the applicant.
If an application is denied, the applicant is given a denial letter which states clearly the reason for the denial.
If an application is approved, a security deposit is collected to hold the property. A lease is then signed and rents collected.
